The Challenge
The space had been vacant for an extended period and required updates to meet current code requirements and modern fitness standards. The project needed to remain cost-conscious while addressing deferred maintenance, upgrading lighting to comply with California regulations, and restoring the space to an open, functional layout—all within a tight budget and schedule.

Our Approach
Toltec Group approached the project with a focus on efficiency and practicality, aligning scope with the client’s operational needs while maximizing the use of the existing space. The team implemented a full lighting retrofit to energy-efficient LED fixtures, renovated restrooms, and installed FRP wall protection to support high-impact gym use. Removal of non-essential elements, including a dropped ceiling and interior obstructions, restored volume and openness to the space. Close coordination with ownership ensured decisions were made quickly, keeping the project on track and within budget.
