Tenant improvement of a licensed OSHPD 3 physical therapy clinic. Toltec Group joined the project following the initial design and City submittal phase, providing support with regulatory coordination, document alignment, and project delivery. The scope included construction of therapy treatment areas, administrative spaces, and supporting clinical functions within a regulated healthcare environment requiring careful coordination with governing agencies.

The Challenge
The project transitioned to Toltec Group after the construction documents had already been submitted to the City for agency review. Upon review, discrepancies were identified between OSHPD 3 licensing requirements and elements of the drawing package. These issues required revisions and resubmittal while maintaining momentum. In parallel, long-lead mechanical materials posed a risk to schedule and overall project cost.
